What Are Housing Tax Credits?

Housing Solutions, LLC uses Housing Tax Credits as its primary financing tool to create or preserve affordable rental housing. The Low-Income Housing Tax Credit (LIHTC) program, established in 1986 and administered by the IRS, is the largest source of new affordable housing in the U.S. It offers tax credits, not direct subsidies, to attract private investment. Developers sell the credits to investors, whose equity lowers project debt and enables below-market rents. Long-term affordability is ensured through a deed restriction.
